Apartment Market Study and Housing Needs Analysis
Fairfax, Virginia
Duggal Real Estate Advisors was hired by a large health care organization to understand the opportunity and need for rental apartments on a large redevelopment site. One of the exciting parts of this project was the potential for it to become an innovation district, and to understand the role of housing in creating thriving mixed-use projects.

Apartment Positioning Analyses
Annandale & Fairfax, Virginia
We completed two positioning analyses for existing apartment projects in Annandale and Fairfax, Virginia. The analyses consisted of visiting and evaluating the subject properties as well as the competitors. We evaluated location, amenities, level of finish, among other items to suggest modifications to rental rates and overall positioning of the projects.

Affordable Senior Rental Project
Washington, D.C.
We completed a market study for a small, three story senior housing project. All of the units were to be for seniors who earn no more than 50% of the Area Median Income. The objectives for completing this study were to:
- Prepare a conventional market analysis for affordable senior rental housing.
- Determine the market support for the senior affordable rental multifamily apartments at the subject site.
- Demonstrate the demand for senior affordable rental housing for seniors with incomes no higher than 50% of the AMI.
- Compile and analyze information on the competitive and comparable senior affordable rental developments in the area.
- Provide recommendations on unit sizes, rents, absorption, and amenities.

Affordable Senior Rental Project
Washington, D.C.
The development team was developing a 138 unit affordable senior housing rental development in the District of Columbia. The property formerly included the George Washington Carver Apartments. A portion of the site would also be developed with 21 affordable for-sale townhomes. The objectives were to:
- Prepare a conventional market analysis for affordable senior rental housing.
- Determine the market support for the senior affordable rental multifamily apartments at the subject site.
- Demonstrate the demand for senior affordable rental housing for seniors with incomes no higher than 50% of the AMI.
- Compile and analyze information on the competitive and comparable senior affordable rental developments in the area.
- Provide recommendations on unit sizes, rents, absorption, and amenities.

Apartment Market Study
Glenmont, Maryland
We determined the market support for the first phase of 250 multifamily apartments at the subject site near the Glenmont Metro Station. We provided recommendations on pricing (rents), product mix, unit size, timing, market audience, amenities, and absorption for the first phase of apartments. One of the unique aspects of this study was to determine how to best differentiate the project from the competition, in particular determining amenities and other features that could set the project apart. Finding creative and unique amenities that are not currently in the market was a primary consideration.

Senior Housing Market Study
Urbana, Maryland
Duggal Real Estate Advisors, LLC completed a market study for active senior apartments in Urbana, Maryland. The project involved analyzing demographic trends, researching competitive projects, projecting demand for the project, and providing recommendations.
One of the interesting themes we explored in this project is the trend towards active adult rental product. While active adult for-sale product has been mainstream for quite some time, the concept of active adult rental has been harder to develop, perhaps due to the hesitancy of older adults to rent until they are needing some type of care. This product provides an active lifestyle without any of the care associated with independent living or assisted living. As more Boomers age, we expect this product type will get more popular.
