Washington, D.C.

Back to Back Townhome Market Study

Reston, Virginia

Our scope of work included a site visit, a review of market and demographic data, a demand analysis, and a competitive supply analysis.  We provided recommendations on the marketability of the project including buyer profile, absorption pace, and price.
 
The project considered both standard and back-to-back townhomes. The site is located in the back of an established residential area. This is both a strength and a challenge. Much of the product in the area is old and has a somewhat tired feel. The area, while located near Reston Town Center, has a very suburban feel. This will require careful consideration of the potential buyer profile. Buyers attracted to this location are likely those that would like to be close to an urban area, but not in the urban area (such as families and empty nesters, but less likely young singles and couples).

Condominium Projects Near Union Market and SW Waterfront

Washington, D.C.

Our scope of work for both projects included a site visit, a review of market and demographic data, a demand analysis, and a competitive supply analysis. We provided recommendations on the marketability of the project including buyer profile, absorption pace, and price.

The Union Market site is well-suited for a for-sale condominium project. It is located in the redeveloping Union Market area. There are new restaurants, stores, mixed-use projects, and office buildings.

The SW Waterfront property also has many advantages. One of the largest advantages is the ability to walk to the U.S. Capitol, as well as services and amenities in the neighborhood.

Condominium Market Analyses

Washington, D.C. and Bethesda, Maryland

Duggal Real Estate Advisors completed two for-sale condominium market studies in the D.C. region. One was located near the Navy Yard and the other in Bethesda.

Both areas have a strong demand potential for for-sale condominiums. The market for each project is different due to the location, however.

For these projects, we completed site visits, demographic and economic analyses, competitive supply analysis, demand analysis, and recommendations.

Duggal Real Estate Advisors has been retained by a large, national homebuilder to help with their monthly Competitive Market Analysis process.

We are analyzing all of their Maryland projects, and making recommendations to help them increase their sales pace and effectively sell to their target market audience. 

The projects include for-sale condominiums, townhomes, and single-family detached product.
